Its generally a bad idea to buy a property if your spouse is representing the other side, thats a recipe for a lawsuit.

I don't think that my results are out of this world good, nor are they bad, I just share them for context.

@Sam hate to admit it, but i been using same model for 10 years. i purchase 2-4 unit buildings in need of work with low rents and bad management. i raise rents to market value deal with turn over and usually sell to a bay area investor who thinks we are all rookies in the valley. :)

They also live and die by their reputations on that site.If 1/2 of your outlets / fixtures are without power, it could be something relatively simple like one side of your incoming 220 VAC has a failed wire or a bad connection. 

We are taught that taking risks and failing is bad, but I'm a firm believer that it's the only way we can achieve truly evolve into the best versions of ourselves.

It makes no matter how much money you have in the bank until you pay off bad debt you actually have no savings.

Since I consider the calibre of a tenant that does not have a bank account as being of lower quality I assume they will not be reliable with paying rent on time.

That area is a quality B class neighborhood and in the Pittsburgh market you are not going to get much cash flow plain and simple. its a long term buy and hold strategy.

And, in case if I want to finance the machines and other equipment, what are the best options available for me? 

(I already provide a safe and quality home for a reasonable price.).
