The terms you receive will generally depend on the quality of your deal, it's suitability to particular lender, who you know, and of course, your level of experience.

If you start out with your own draft, then you can put all your ideal terms in there and require the seller to negotiate them away, and if the seller is not particularly litigious, s/he'll often let it slide.

Ive been having some difficulty comping out the piece of land as this particular property has all utilities already set for the property ( water, sewer(not septic) and electric) and most of the land properties do not have this, does anyone know how much it generally costs to get these items set up?
