(Grand Rapids MI Metro market)What are some other ways I can use as resource to get this deal across the finish line ASAP.

The house:  about 670 square feet, no garage, no basement - newish roof - great exterior - AWESOME huge yard - but the person who got it to try and flip it did a horrible job (he bought it for $66 K two years ago) and did not finish it. 

These are my contractors, my finish selection, my permit costs, includes replacing furnace and AC, new siding, rewiring, new appliances, adding a bathroom and rearranging another, rearranging kitchen, etc. 

So I did all the cosmetic changes with nice high-end finishes, with a brand new roof, landscaping, paved walkways and stairs etc to bring the house to where it will command the target market-price.

I told my lender the property address, purchase price, ARV, and sent them our 2019 taxes because we had just finished filing.

I choose $200 as an average overall cash flow per unit because I feel like that is very attainable.

I learned that not everything needs a "Taj Mahal" finish.

I was able to get it rented out even before the rehab was finished and the tenant moved in the next day after the rehab was completed.
