I think we are seeing a general move to quality in STR across the Poconos and headed toward a position where 20% of the properties will generate 80% of the bookings revenue.The Pocono Mountains Visitors Bureau posts a dashboard of travel statistics that you might find interesting.  

When I bought a vacation home in our local mountain ski resort area it was 2007 which we now know was the height of the market. 

I can find better deals and still get good tenants, good rents and help with the affordability of living in our beautiful mountains. 

Also, another thing I see with land parcels is that bidders don't take into account topography - especially in the mountainous counties - some parcels look great on a map, but, in real life, they're more like a steep drop-off, and not accessible at all! 

Denver doesn't have the 1% deals much anymore unless you look for condos/townhouses, but there are still deals out there, and I believe in the long-term growth of Denver with all the people moving here, great beer, Red Rocks, mountains, and so many things to do.
