What I thought were 5 one bedroom units are actually 5 three bedroom units (around 900 sq. feet each) with one fairly large bedroom downstairs and two really small bedrooms upstairs (narrow staircase and no bathroom up).

I am leaning more towards the section 8 program as the applicant has more to loose i.e. a subsidized payment, required up keep of the property in compliance with the housing authority guidelines, and my belief that the tenants will stay for a period of time considering that there are limited 4 bed rooms like my place that is affordable.Davian

There is a big 2 way fireplace in the living area but its built with plain red brick you'd see on the outside of an old building...and the stone tile on the floor surrouning it is definitely old and ugly, not fitting with te new kitchen that it opens up to.The basement would need to be completely finished, plenty of space to add a bedroom and a bathroom.I wasnt going to get real strict with the rehab numbers untill I got something from the owners as far as what they would accept.

This requires fixing one basement wall that was damaged during the driveway job this spring.Moving the kitchen to the 1st floor bedroom and opening that up into the dining room to creat better flow and function.

BUT I need to figure out the numbers first to make sure it's an actual property that will "work" for me.The property is a duplex... one side is 3 bedroom then other side is 2 bedroom.
