I run most of the PMS/CRM with Google Sheets and a bit of SQL, and I'm still happy with Wheelhouse after some growing pains. 

We are young investors (ages 22 and 23 respectively), so finding funding for any RE investment hasn't been the easiest either.

Just joined last week, and looking to swap stories, network, and grow as real estate investor. 

Price sounds like it is good for the area, based on age of house and the fact that any non-family buyer might just tear it down and start over.

At your age/income level, you should be 100% focused on learning about investing and aggressively investing your money into liquid assets. 

Everything in those houses was old and the buyers were first-timers so I didn't mind.Depending on the age of the major mechanicals in your flip, it may be a throw away item. 

Raising money to use for a purchase is a great way to grow your business, but it is important to understand that in itself adds a whole complex aspect to your business.
