If they weren't recently updated, you can factor that into your repair estimates.No comps usually means slow to no activity in the area and that's a concern.

This studio is above a commercial tenant that I'm partial to and don't want 2 adults living overhead the offices in a 300sf apartment.Just an interesting update on this-- The tenant has called me 4 times in the past couple days since I told him his girlfriend couldn't move in.

Can students who are unemployed but on scholarship or get stipends they say they will use to pay rent? If so can I work with the school and directly receive payments from such a program?

Applicants who get their funds in chunks rather than regularly for any reason lose points in my screening, so they need to be stronger in other areas to be considered.
