A few updates to this two week old thread:The target scenario now is purchase 4 unit for OO, live in it for 1-2 years, buy duplex.

I think the rents are a little low for the area and could be increased, especially if some minor updates were made to each of the units.

If the tenant is a m-to-m I would "update" the lease and make an addendum.
