It all depends on the investors emotional relationship with leverage if leverage makes you stressed and the pain of leverage exceeds financial gain then sure you'll try to reduce leverage even if it makes financial sense to keep debt or add more.Nowadays with the advent of the internet, systems, full service property management companies, and technology bills/payments can be taken care near seamlessly with little of your intervention.

I have been active on the internet lately promoting some properties.I received an email asking if i needed use of funds and for what for from a direct internet connection.I responded with:Transactional funding use of funds for 24 hours or maybe up to 3 days maxRehab funding acquisition to disposition 6 months use maxLong term hold funding acquisition, rehab and paying back the loan with funding from tenant funding 10 years if acceptable.Odd things:1) Speaks broken English with complete American Name (Sounds Asian)2) Uses a google voice number3) Asks if i am married4) Calling me several times asking me the same questions that i had already answered.5) Gave terms but never said anything about approximate value of property that he would loan on ie 65% LTV 70% LTVTerms:10% down and 5% Interest from $50K to 1M send a copy of my license.

Again, if this happens, they have disqualified themselves AND SmartMove provides them with their credit info if I disqualify them based on something that was discovered on the report.I know some of you are thinking that some people don't have internet access to do this but nearly everyone has a smart phone and if they can't complete this step, I probably don't want them as a tenant.

So, the Dodd-Frank Act does hit you after all.The SAFE  Act is incorporated into the Dodd Frank Act, so it's provisions are a part of the compliance requirement under Dodd-Frank.Next, the SAFE Act states (paraphrased) is that the Act is to cover ANY method, system, plan or other ploy implemented with the purpose of evading the intent of the Act.There is another issue in law that sees any closely held corporate structure, parent, subsidiaries, affiliates or other independent entities as being held by the same or similar beneficiaries of interests as being an affiliate relationship, they look behind the door to see who benefits.
