So now literally talking about 1 month to close it and lenders many not accepting closing by years end as pushing newer applications and loans early in process to close next year.Maybe you could try short term owner finance to close the sale out this year if it is for tax purposes and then simultaneously run the loan process and take out the seller finance note once the lender loan comes into place.No legal or tax advice given.

I do understand that the gift implies no re-payment what so ever and will be sure to make that crystal clear before I were to accept any type of gift.I consider myself extremely fortunate to have a family member who would be so generous to even consider gifting any money at all.

Hello everyone,I found a 4plex I am interested in and a lender that would accept a 5% down payment, however the seller wants to carry a note on the property for 6 months and she wants me to put down 25%, this is a large amount that I do not want to tie down right now.

With a voucher tenant, once a rental package is accepted, everything stops until that package is submitted and vetted, and an offer of rent is presented.

@Tan Su, the property was actually accepted as a 3 unit in 2014 but now the zoning department is rejecting that.
