Do they both meet all of your established criteria?  

Another concern is that the property is set up as a deli style establishment so other restaurant concepts may not work without changing the layout.

I don't think it will be more difficult to get a commercial loan if you have a good deal and establish a relationship with a bank who is looking to grow their portfolio.Gino

And once someone reach's that they have it made and they are winners.So it takes drilling down to establish what is a win and what is not..

I agree with @Matthew Kreitzer: this could potentially be a good business deal and add equity to a unit while establishing a new tenant/business partner relationship to add to my network.
