From what you've seen, have the equity stripping laws around the country cut down on these boiler room sub2 operations and/or guru educated new investors with a credit card and checklist they got from a three day seminar at the Hilton Gardens?

With a basement, it’s easier to just dry it out and cut out the moldy sheatrock and start fresh.

When you put fresh dirt on top of grassed dirt it does not necessarily seal together all of the time.

My best friend purchased a two family home that was converted from a one family home in Springfield Gardens, just outside JFK Airport. you might be able to find some deals in that area.
