My familiarity as a NC native helped with this particular investment, however both geographical areas (east & western NC/SC) are big draws for folks from the North/Northeast as you may already know.

Why not give the property to the one person best able to handle it, and then other assets to other folks to equalize as desired, or alternatively simply sell the property at death where there will be no gain and split the proceeds.

There are not a lot of rental comps for this type of house, but from what I can find 2300-2500 would be appropriate, though I am very unsure.So what should I do folks? 

I have been looking for my first 3-4 unit multi to househack and am always interesting in connecting with folks from BP, especially being much earlier in the journey as well!

So thats why some of the Bay area folks say Hey just save and buy more bay area in 20 years you will have 500k equity in that one property.. at least thats the thought process.. will it be true who knows.. but when i sold my house in Palo Alto for 500k in 91 I knew for sure it could never go higher than 500k..

But I'm wondering what's the average mortgage rate nowadays for a 30yr loan with at least above 700 credits?

Wow @Lindsay Gittens I coach a lot of folks who get into STRs.

Eventually a person working for the state was able to send in a correction form to the IRS to fix that problem...but it took a lot of effort on my part to work through the system to see who and how the monthly board payments could be changed from salary which is taxable to board which is not.The other time some folks that I never met, have no idea who they are, or anything about them, used my SSN as theirs for work they did at several chicken processing plants.
