If that is the case, you will most likely have to go through the CUP process, I doubt that the CUP will be in place so you would need to go through that process.When I want to find out information about the area or zoning for a deal I typically go into the planning depart (just walk in and talk to the desk planner there) and ask.

I they leave early, you are supposed to make a "good faith effort" to find a new tenant and minimize losses to yourself and the departing tenant.Since you intend to remodel the unit, you can't really fulfill your obligation to find a new tenant and minimize losses.

Now the other aspect is zoning and approvals like others above are talking about.. you start by walking into your county if its county. or City if its city and talking to the planning department start there. then move backwards on the above.development is a big money endeavor with tons of risk.

The tenants can be a real pain and you have to stay on top of things, but the monthly rent check always came in on time from the section 8 department and they covered the security deposit also.

I was talking to a lady in the business loan department that handles are bills and they made a mistake on one of are payments and did'nt record the payment and thought we were late.
