I have been moved to a neighboring hotel a couple times, but the big chains always take care of customers. 

I backed into it and did not do the steps required to avoid big dollar losses.. if I knew then what I know now..I could be so far ahead of the game.

It's a mind game that is hard to beat with being so new.

With that being said, if you get a strong tenant that has a good customer base you will be able to just sit back and collect checks every month with little interaction.

Provide safe housing at a fair price, that is the moral thing to do for the customers (tenants) and your family.

They'll want you to have some skin in the game (~15% of purchase + reno) and you may have trouble if you've never done a flip or BRRRR before.My gut tells me this doesn't work as a BRRRR, rent is too low.

We won't buy something just to have something and are still absolute rookies at this real estate game, but sometimes I bite my tongue and want to say "F-it, lets GO!" 

As a contractor NEVER let a customer get into you for money .
