You can A spend hours and hours on the web watching hour and a half long videos, be clueless of where to go, get sold a training that costs 5k plus (for information that you can learn on the web for free if you look hard enough, bigger pockets,crinoline, youtube, google, reitipster, ..the list goes on forever.

Either that Or build a sickening work ethic and search everything on the topic on the web, cross reference, throw out the bull but take the good.

There are also database services that aggregate and sift through this data for you, instead of individually pecking away at individual property addresses at the county web site (Which IS a great way to learn and do simple research, btw), but when you are ready to aggregate the data and mine the county databases for specific pieces of information (eg. absentee owner, lis pendens, etc.)

I'm guessing there a little more to the story.....other than just the seller is backing out, and wanting to keep the EM.
