My buddy is still kicking himself for selling LB and trading for Vegas. long term should be cool, short term anything can happen and usually does.

While I don't know your market, here in Las Vegas, if you want to live in a high end neighborhood, you can find places that are going for 0.5% of the purchase price per month.

I am getting ready to obtain entitlements for the land and had been considering a few options in terms of financing now based on current income and waiting to develop vs beginning the process of putting everything together for development now.Yes very much a covered land play, and after having bought and renovated a few smaller apartment buildings in NYC and done similar with SFR in Vegas over the past five years (60 units in total), this would be my first ground up development.  

Possible Casino being built 5 miles away  Question is how fast will it grow?

@Eric James  actually going the other way probably retire from flying myself around started in late 70s  have not dented anything .. only scared the be jesus out of myself a hand full of times.. there is a reason pilots have to retire at 60 to 65... its a young mans game.also all these new on demand jet ride shares are looking pretty cool.. once I decide what and where I am going I do have the jet smarter app and when I get to Vegas I may start using that.. its pretty economical really. if you use it once a month its no more expensive than what I do now which is buy a first class ticket.. 

I would like to get into renting eventually as well, but we are planning on moving to Vegas (my husband is from there) after a year or two longer here & I don’t know if that’s a long enough time to even benefit from renting.

I think you will see this trend gain speed.I am at my Vegas place this week and they are ( Teslas's ) all over the place..
