@Kris Bennett  I am trying to figure out what you are looking for with this question.If you want to report what investors look for, you will typically report: Going in and exit cap rate, average annualized cash on cash, gross and/or net equity multiple to LP and gross and/or net IRR.If you looking for what a deal should output to be considered good, the answer is not that easy, as a core deal will generally have a lower cap rate, CoC, multiple and IRR than a Core+, Value-add, opportunistic.These numbers are all comparisons against other deals, not a hard and fast rule.

What you are trying to do is assess how well the location is performing for them and then compare that to their typical national average in rent they pay per sq ft and their AUV (average unit volume) nationally. 

Any advice is very much appreciated.You can buy from wholesalers, market direct to sellers, look for vacant properties on MLS that have been for sale much longer than average dats on market and also FSBO and expired listings.

will probably get some down votes for this.its come to my understanding that a real estate agent closes 3-4 deals a year (national average) and this is a prime example as to why.
