Apparently it wasn't difficult to do so since the iron cage it was supposed to be "safe" in was so flimsy I could lift it off the ground.

Cap Rate is a great number and very helpful - especially for quickly comparing multiple properties on an even plane (apples for apples, oranges for oranges....)

In terms of what do you do when you sell your newly appraised $11M property that's up to you, but if your goal is to have steady and reliable passive cash flow kicking off your desired coupon, then investing in Limited Partnerships or syndications would be an option that has someone else doing all the lifting and you collect checks.

Comps are a bit tough because its apples and oranges- there are a few small blocks of houses surrounding this one (none currently rentals) and most of the rental units nearby are in high end buildings with amenities.Also, my plan is to stage it and get professional photos this time around which I didn't previously.Thank you for any insight!
