Biggest issue is the tax, its much higher than anticipated 50k as w depreciation recapture is 81k after i paid 5800 transfer tax at closing.. so thats a BIG problem and i want to make sure i pay minimum on that - use 10-20k upgrades i put in prior to selling, max out LLC this year to write all expenses off from it etc. - Any advice on how to offset that 80k tax?

I won’t use those losses to offset any other income except those K-1 losses.If he is wrong and I need to file to preserve those losses when I carry them forward do you have any documentation to substantiate that?

My husband works for a commercial developer (W-2) and is a small owner (K1) so our understanding is that he qualifies for REPS.

I'm a veteran and I certainly wouldn't do it. 

The door knocking for us is used on the realtor side and is more to get the know the neighborhoods but others I know that have used it for getting flips or wholesale deals say it works great.As for which one is best I'd jump back to needing to know your financials/time restraints.
