Are rentals doing worse (occupancy wise) last 12 months vs previous 12 months? 

Location wise, the complex is right across the street from the university and several other public schools nearby.

Anything under 60 minute commute is great demographic wise.

Just ensure you or your property manager are complying with building standards and have a liability policy of at least $300k and you're in pretty good shape liability wise.

Buy it and move it to a piece of land somewhere, but in all honesty while this is possible, I doubt that this is wise.

It was actually a pretty bad area, not bad crime wise just a little ghetto and trashy looking due to dirt road and messy neighbors, right against the 15 freeway, But the price point hit the largest market share thats why it worked out so well.

Being that I am inexperienced, and you have much more knowledge in this particular field, would it be wise to start a corporation or an LLC to acquire prorpeties due to the tax benefits and asset protections that they provide?
