We are currently cash flowing roughly $400 including budgeting for repairs/capex.  

We are based out of Chicago, and have used Chicago area lenders for all our SFR as well as commercial properties all under LLC's. 

We are yet to talk about total price, as he says, give him a number.

I have considered trading up for MF but, so far, cap rates aren't where I'd like in areas I've looked and I'm uncomfortable with where we are in the cycle to favor MF at a premium when I can cashflow at 16% net on unsexy SFRs with no friction. 

If its a higher end with more risk we are looking for in a minimum 35-40k range.  

I've talked to the current PM, and while he's usually leery about managing non-conforming properties, he said the fact that the postal service didn't raise a red flag and is delivering to all four units is good enough for him that there'll be no issues with the county. 

Here’s the secret: Create an LLC and have the LLC lend you a mortgage on the property you are receiving.The reason why this works is because instead of you needing cash or receiving a cash out loan, we are now refinancing a loan – your loan.
