I’m not convinced these guys are actually going to move out by the end of the month and if she doesn’t take me up on the reduced rent offer or pay rent for October my plan is to file for an eviction for all of them on the 6thfor non-payment of rent (they've been notified in the lease).

I'm not a credit expert by any means, but I will say that with my personal credit I've seen a tendency for there to be a small drop when there is a credit pull and then a large gain when there is an increase in my available credit, so in the case of a personal home loan it tends to work out well.In the case of investing in several homes in a year . . . the lenders I work with don't pull my personal credit every time, as they have it on file from the previous pull.

Ask any attorney who will give you an honest answer, and they'll say that a litigation lawyer is more likely to file a nuisance suit with little to no merit against a defendant with significant assets, than to file a legitimate suit with demonstrable merit against a defendant with little to no assets.Bottom line, in our super-litigious society, I think it's worth spending a few additional bucks to have plenty of liability coverage.
