FHA sounds real nice due to the low down payment which is what i'm after so i can use the extra money to "update" the home, but i'm worried that the homes i'm looking for wont pass inspections with FHA.

Zillow does not automatically update agent information, so those that have current info with plenty of reviews are the ones trying to get more business.A good agent can also direct you to a local lender, if you choose to go that route.

Unless they are renting at 40% of market rate or lower OR you are super itching to do a reno over the winter, keep those guys there and take the check until they roll or you need to execute your property update.

There are investor/agents here in BP, you can talk to them. 2- Baltimore City housing inventory is old, so most likely you will need updates , so you will have to do some kind of an upgrade, so you need that local person. 3- Your budget dictates where you invest in Baltimore, lower the budget higher the profit but also higher the risk.4- Reach out to people, ask questions from Baltimore, most of us really helpful.Good Luck.
