Working through an agent is difficult as they are on the market sometimes 3 days before we can go look at them. 

California I have done 3 buy and hold deals with my mentor (RE-Agent) who helped us start our passion.

Agent came back with multiple offers present so best and highest, no contingencies,  and "A longer, flexible acceptance period will go a long way".  

I am an agent and investor holding SFR mainly in Cape Coral but also Lehigh, Naples, and out of state. 

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

I'm new to real estate investing and would like to know if before going into a contract or start looking for rehab deals do I need to first get prequalified by a hardmoney lender and get that letter to provide to agents or they want a deal under contract first?

I have asked my real-estate agent to supply a list, but I'm wondering if this information is publicly available some where as a database.I guess alternatively I could just drive around my target area on google maps street view and make my own map, but this would take quite a while...Cheers,Tom

Got my RE agent licence in 2010 and quickly realized that I much preferred property/deal analysis to marketing myself and sales.

I really don't think I want to be an agent.
