I use a Maximum Purchase Price formula; it's basically how much profit you want to take from the investment...Maximum Purchase Price = (Target Sale Price (ARV) - Fixed Costs -Desired Profit - Rehab Costs)/ An example: $263,000 (ARV)- $15,000 (Holding Costs)- $25,000 (Profit)- $10,000 (Rehab)= $213,000.This is a big house with a lot of costs if you rehab/resale.

I have had much better success by calling targeted properties rather than mailing but both have worked.I will give you a specific example.

With an ARV of 79k, that seems like a pretty thin spread for 25k rehab and considering your possibly large holding costs(like you said, properties have been sitting on the market for a long time which drive up the holding costs) so I don't think it's worth it to go for flips in that specific market.Personally, I'd like monthly rent to be at least 1.5% of purchase price so if it was me in your situation, assuming your rehab cost for rentals is on target and you can get it rented for $700, I'd want it at $30k or less, considering that the property is probably older and will need more maintenance.

This is my first home, I'm 38, early in my career, and will eventually need to sell the home to buy in my target area.Its probably looking like selling the home and investing the cash until I need to buy down the road will be the best bet.

Or can I target preforclosures with negative equity using direct mail and if interested then they can bring it up to the lender?
