With buying a house you are out mortgage, taxes and insurance.. only benefiting from principalWith an investment even at a 10% return will reduce your monthly rent significantly and should be out of pocket much less than monthly home ownership expenses..Mortgage you are committed long term not renting..I laid this down for my friend yesterday..

This is why a developer will put option on a piece of land and then seek out a tenant to give a forward commitment on a lease.

You mention that you have a f/t job and a business.

If so, that is what you need to do to avoid committing fraud. 

There are a few SFR that i would love to go see right now, we just dont want to commit and then not be able to get a personal home within the next year.

If not, I don;t believe that you can act as their agent unless you have a power of attorney.
