@Nichole Bretag - While BRRR is still a good option in certain markets, I think it is much harder today then a few years ago. 

A cash out refinance is based on LTV, has seasoning requirements, and would be subject to higher rates. 

The STR rooming house would work, in theory, as a budget option for traveling going through town.

The other option would be to go conventional with 5% down.

I’m curious as to the strategies that are recommended to ensure I’ve covered all my bases in the process.
