It is the cheapest stuff you are going to find inside the beltway and long run that seems like a good bet to me. 

He is an agent in the area that really knows his stuff.

Be an easy buyer, don’t ask for little stuff that bogs down the transaction.

I wish I had a knowledgeable lawyer for this stuff, but honestly most Landlord-Tenant lawyers are bottom feeders.

You also need to look at what time of year you are doing a project with the weather and what time the exterior shell would be finished for TI build outs and occupancy available for tenants to open.I am getting stuff for dark for 40 or 50 bucks a foot with minimal TI build out inside.

But I have them in mind as back ups for things that I can pay off in full like a washer & dryer, fridge,,stuff that might not cost more than $2k.

We set a time to arrive with the officer and have paperwork to serve the tenant; (everything you go over in front of the officer) Here in Texas they can do nothing other than observe but they do have to write a report for their department which is a great tool when you sue the tenant for damages or eviction.Good Luck keep records of every text, email at this point do not speak in person with the tenant unless you have protection and witness. 

BBB the better business bureau i f everyone goes and files a complaint they mite get their stuff togather it only takes a few mins to file and if Balch an Bingham won't answer your questions they will get the answer for you....
