I will allow a co-signer to average up the score (in my area it's necessary as I have a lot of low or no credit renters - usually students) but her cosigner has apparently gotten cold feet. 

I attempted to get a pre-approval but was denied because of my debt to income ratio ($100k student loans) What steps would you recommend me take in order to get an income producing property/investment?

Hello BP Community, My name is Moshood and after finishing my college studies in 2016, I ended up with over 70k in student loan debt.

If so, can you rent it to students?

As for tenants, its really a great rental market, as there is a large community of students, young professionals, families, that rent.  

I'm hoping to hear about different professions that relate to real estate and how I could enter those fields to live a rich and fulfilling life.

I pride myself as being detail oriented (crossing all the Ts and dotting all the Is) which is the nature of my profession.
