The first thing I'd recommend is determining what your goals/strategy are-- looks like cash flow based on price to rent ratios in these areas.The reason I'm saying this is because rentals or managing properties in general out of state present additional challenges, so you have to understand that going in and know that things will come up.

I honestly think they thought that a 2% fed rate was going to be the new permanent normal, and after a dozen years so did everyone else from massive hedge funds and REITs to your average BPer who thought S/he could refi till they die.

We now have a new strategy which we are asking for input on before we move forward at a fast pace to scale quickly in 2024.We plan to use a HML for the Acquisition, Pay cash for Points/closing/repairs(no HML draw costs/waiting periods).
