A little insight @Brandon Williams, Shorewest pulls data from the MLS's IDX feature, the most up to date data for non Realtors is Realtor.com.3&4 units tend to be in high demand for the casual investor, the debt level is not terrifying, and most owner own maybe 1 or 2 properties, as a diversification play in their retirement strategy, this makes them highly desirable, and pushes the price up.

If you don't have the income level for that you can search for seller financing options on a multiunit but they are hard to find.

@Aaron KlattThanks for your reply, i have some money to invest for the beginning.The location that i thinks about is California state or Florida state.like i said i would like to hear what is the options in these areas and what kind of offers i can get there, example of good deal, good profit with low rick level and nice rental income.I also interesting in brand new projects for group of 5 people if there is such a thing like that.To sum up i am open minded and ready for start.Thanks again,Shay
