I think the property is a little over priced and will offer lower if I move forward, as they have been sitting on it for a few weeks now and haven't taken any offers that were made. 

Atlanta is one of the greatest places to be if you want to be an investor, watch almost championship teams, have a great job, and sit in traffic, then eventually become your own boss and work even more!!  

So, while it is of course possible to save commission $$ and increase  your ROI and COC return(s), it is not the case ALL the time. 

This would depend on the list price of the property, the value and prices of similar comparable properties, the condition of the listed property and also how long the property has been sitting on the market.

It just sits there until you do a draw. 

While processing a loan application I was making the bank discovered a $52,000 balance in an IRA, sitting in a brokerage account in my name.

The home is under contract to buy and had been been sitting on it for 19 months paying interest to the bank.

Sitting around in a room in a seminar won't get you very far in this business until you take action which is the key. :) 

If you assume the money that would otherwise be sitting around is actively invested in the market producing returns, you shouldn't wind up net-negative.Run numbers as always, of course.
