If you are having a hard time finding a buyer yourself, you can either sell the contract to one of those wholesalers (if you have a good enough spread) or share the fee with that wholesaler if they bring a buyer that closes.

As agents, we pay into the MLS service and all collectively share information here.

Once your current FHA loan is refinanced (which pays it off completely) into a conventional loan, you can go get another FHA loan.One thing that you didn't ask but I'm going to share anyway, is that FHA is for owner-occupied properties only.

I have a bunch of construction experience to share with you and a little bit of real estate experience.  

My biggest fear is working with a lousy general contractor (takes money and runs, shoddy work, slow, cost overrun, etc.)Would anyone be kind enough to share how they approach this?
