We have a top 10-12 resort style communities that are geared for this exact thing and then a couple dozen others depending on the style/size of home and type of amenities you want out of the community. 

Everyone has a different goals and investment criteria, so this is not a one size fit all kind of situation.I will suggest that you clearly define what you want and do some research then go from there.

@Brendan Seals a new AC/Furnace here for that size house recently cost me 4k and last month I had a new 40Gal. hot waterheater installed and it cost me $1000 (which is up 20% over the last  year).

If yours has nicer finishes but is smaller, you can assume a certain premium for finishes, but a reduction for size.  

You have to commit to at least 10k pieces, and every drop happens on the last Tuesday of the month.EDDM through the post office will cost you around $0.30 per household, but you could hit fewer households.If you want to have the head-of-household's name on each postcard, it gets more tricky, and you might be best served going through smaller specialty mailing companies.

Find a lender who can quickly tell you if have a chance at qualifying for this loan size.

They are dictated by the immediate rental rates of the immediate area, and NOT some general average which includes properties that are not the same size and out of the micro-market formed by these comps. 

Based on size it is likely going to be a local that finances this unless you get them to seller finance.

I know I could someday buy perhaps a more expensive car but I don't need it. i'll settle for a cheaper sports car and the journey towards getting it will be what really matters most. and for now my 1990 honda crx serves just fine as my sports car since ive learned to be happy no matter what!
