We've used Trulia, Zillow, Hotpads, Postlets, and Craigslist to post the ad, and we follow up with My Smart Move .com for the screening process.Is there a better site/method to your success?

Also, both A/C units are new & were replaced in 2017. 1 unit is occupied & under lease contract through the end of 2017, the other unit is empty.I have viewed the empty unit & it was in good shape, just needs a little paint touched up. 

After asking several callers, I found out the "ad" basically says 'call these people because they don't screen tenants...' 

The issue I have is I obviously cannot schedule viewings for moving tenants in / out personally .

Does the new girlfriend meet or exceed your screening and background requirements? 

Side note, there’s nothing to prohibit you from putting a contingency about viewing the other units in your offer letter.

We are a long way from stated-income loans, especially on rental properties, as banks view these as riskier than your personal residence.

Here's a picture to help show a full view: I'd say about 6 feet, and it sits underneath the roof that does have gutters.
