If they refuse spit in their coffee when they are not watching and take a picture of that green brown yellow loogie floating in their coffee, and when they finished drinking it, ask for their number, then run away and once you are in your car send them a pic (or video even better) of that monster loogie and them drinking and chewing on that fat slimy loogie and then say in the text, if you only had given me their info.

Do you recommend doing a walk-through in a video to display my property and having a link so people can have a better idea of what I'm pitching?

Take lots of pictures or a video. 

What I have seen via video the renovations shouldn't be $200k but closer to $150k, but we hope to see it this weekend to confirm / deny.
