They feel they can be honest, and the original tenant retains the right to kick the other one out if it's not working.I also told them I don't care what their financial arrangement is - but the original tenant remains responsible to pay me the rent every month.And the BF or GF felt comfortable if they saw me, and weren't afraid to call me with maintenance issues, etc.Yes, you could end up actually creating a tenancy this way, with the unapproved tenants - depending on the laws where you are, but this worked beautifully for me and my tenants.

If you are concerned with damages exceeding the deposit when the tenant moves out, you always retain the right to get a judgement/pursue the tenant for the cost of the additional damages.If everything else checks out with the tenant except the service animal, I would allow it.I hope this helps.

I would be cautious and dig a little deeper.Being in a city on the state line, common reasons for people not changing their driver's licenses or vehicle plates here include: evading paying registration fees, evading paying sales tax by showing an ID from a state that has no sales tax, evading being tracked down by creditors, evading paying child support, evading the law, planning to move back to the other state soon (short tenancy), wanting to retain some of the benefits of the prior state (library card, voter registration, tax privileges, etc.)
