@Daniel Purcell I have a 3-plex uptown that is zoned HU-MU my understanding is that I can rent 1 out through short term rentals even without a Homestead excemption.

So even though I could qualify for new financing based on the anticipated rental income of this new house across the street, I don't have enough saved for the 25% downpayment anymore. 

I've noticed vacation rental signs here in Newport Beach where I surf, indicating that short-term rentals are allowed.

Obviously, the difference in rental income between a 3-bed SFH vs a 4-bed SFH will make a big difference on this deal.

This would be for our personal residence, we plan to keep our current house as a rental.  

You evict them if they are not following the terms of their lease/rental agreement.Find out what the caps are on rent increases (if there are any).

By securing long-term tenants and maintaining the property’s condition, I’ve enjoyed consistent rental income and significant appreciation in property value.

I am wondering if it is a good idea to invest in one of these foreclosed homes or old single families. the prices there are actually extremely cheap compared to where I live in new jersey. my overall plan is to own multiple rental properties.
