I work in the retail space, and a common commission is 6% of the lease value for the first five years, and 4% of the lease value for years 5 through 10.Lease value is the number of years times the annual rent.In retail, we don't often get paid commission on options or lease renewals.

It was set up as a 5 year balloon and the banker said we could simply renew it after the 5 years was up provided all the payments were made on time.

Just got a response of an increase to 1350 for 4 bdrm cold flat in New Britain, administered I think by NBHA, for this year's renewal - that's on an apt where sec 8 pays the entire rent, so it has nothing to do with the tenant's income.

You will also want to establish lists of recent CAPEx renewals/improvements and those to be expected in the near to mid-term so you can factor them into your analysis.In addition, look at zoning, local redevelopment plans, and recent sales of similar properties to understand what is happening in that neighbourhood.
