Anyone able to help me get creative and squeeze out some money from this note without selling it all or partial?

@Oren Kachel  We're getting growth due to increased cross-border trade, some oil money, as well as the general growth that Texas is seeing as a whole.

I would not trust an average number.This will be very specific to your management, your lease, your leased property, the area etc.Some people have made money, but I've not heard much about arbitrage lately, and some have lost money and  not honored their lease.In general this is just a job and not an investment, so it's widely discouraged in this forum.

Have you ever considered using private money loans for your real estate deals?

Im happy to mention real dollar amounts and share more about what I've seen!
