About the same price as DC home but i now live 15 minutes drive to downtown whereas DC home was 1-1.5 hours to downtown, huge difference. 2) total approx 2K sq ft. 3) I wanted quality tenants since I self-manage.

I concur with Kyle - the damages are the damages and hence the costs of repairs is what the tenant is on the hook for.

With two bathrooms tenants can limp along a day or two and just use one bathroom while the other is getting repaired.

i'm getting my arv based on similar finished properties based on comps i found on zillow and redfin. figured with the repairs/upgrades, the arv would be $270k. current listed price is $235k and overestimating on $35k in repairs, which will be made over the course of the year while i live there.the real estate agent gave me some comps to compare, but it was similar to the comps i pulled from redfin.

All in all i spent less than 6 grand in repairs and turned my 235k house into 280k in 2.5 years with minimal money and without the intent of flipping.

For homes that are far from the Neighborhood value due to the condition ect...aside from trying to explain to the seller the reasoning behind my ARV and the offer price based on what the neighborhood supports and repairs that need to be done in order to get it to "Appraisal Value" what else might be the best approach.
