:)In all seriousness, you don't find the actual and true ARV by looking on Zillow and them telling you that shows just how inept they are.To answer your question, in TX, you have a non disclosure state and as such, the sold prices are not made public record so you get NA or "Null" on Zillow.

Its possible I would only hold the California properties in a trust and skip the LLC (but cant I change the beneficiary without any public filing?).
