I would provide checkout instruction and checklist, offer a pre-move out inspection, and expect them out on the day that they indicated.  

And your lender didn't provide you with a closing cost estimate?

They can provide insights into whether locking in a new rate now could be advantageous or if other financial strategies could make holding the property more viable.Additionally, consider the overall financial picture, including your ability to cover the mortgage without the rental income covering all expenses.

What about security deposit accounting?

I often provide a sheet of costs for certain cleaning/replacement items that will be assessed if they have to be dealt with at move out- Leave out that its making showing hard..... they dont care.

This is especially true if they cannot provide you photos of before you moved in and photos of the damage.

I am understanding that securing financing may be hard or near impossible with those late payments.

Real estate agents are usually not also licensed contractors who can provide that information, so unless yours is, he should not be stating everything is in good working condition unless he can provide you with a professional report supporting that.

Get a steady income without spiking your debt-to-income ratio... and without having to spend a huge fortune to get a miserable passive income.Then with that money get secured assets like real estate that will always be physically worth something (not just digitally).And that is kids what I am doing now!
