The number of gurus promoting the prospect that you don't need any money, experience, credit, etc. to be a real estate investor grows every day.  

Not that it matters much, but IMO the most logical approach (particularly *because* I don't benefit either way) would be to limit STRs only to properties in multifamily or mixed use zones, and then only if an annual license is in hand.I mean, we zone land in our City for a reason; we want a city where people can choose properties that promote different lifestyles. 

Keep on promoting your anti-agent rants if that makes you feel better but the fact is saying something doesn't make it true. 

Considerations: What happens if something goes wrong on the property / needs repairs Who is liable if we get sued What if we need more cash to infuse into the business for whatever purpose What if someone wants out of the contract This particular group of investors want a promote from their investors along with, I believe, a property acquisition fee and an annual fee.

They just built a huge tennis center near berry college and the ACC tennis championships were just played there, some movie filming, minor league baseball and they're getting better with promoting our rivers, hiking trails and historic downtown.From what I've read I think Huntsville is similar in that it's a bit undiscovered because it's in a weird spot in NE Alabama but has tons going for it because of the Aerospace and other manufacturing and it also has the education and medical draw for the area.

.- I have a syndicator that promotes deal's in Milwaukee market, looks good the return is 10% after expanses and we doing the deal all CASH I think the only problem is that I am don't is it's a good idea to leave the funds for at least 5 years in this market

The introduction of qualified mortgages (QM) as a provision of Dodd-frank recently enacted (Jan '14) could serve to promote portfolio lending as fewer and fewer loan products are eligible for delivery into the secondary market.
