Hi all, I was looking at an otherwise promising property and I saw this photo with a couple of cracks in the wall. 

I have been reading on other threads about this same scenario and it sounds promising.  

I promise that if you do, you'll overlook things that you shouldn't. 

Some areas will be 1-2 years behind, but it will affect all markets this go around, I promise.

However, with paid traffic, I can promise you that you will NOT see any returns if you don't put any time and effort into your campaign.

My business partner's cousin (who is a lawyer) is good friends with this mans daughter.My business partner actually just got of the phone with him (initial contact) and things look promising.  

The numbers also look promising in small multi family properties.With that, I guess my question is what considerations I should have potentially renting to college students?

I can promise you that if a wholesaler interfered with a sale of mine like that, I would file a civil suit in the blink of an eye.The fact that you're even considering trying to screw the Realtor - taking the literal food off of his table for your personal gain - should make you stop and examine yourself and your values.I know you're young and inexperienced.  

The debt is wiped out and only the mortgage holder gets anything and he just gets a reaffirmation agrement saying you will pay the mortgage off as you promised.
