Of course don't take my word for it since I'm relatively new to this and all but real estate here is very expensive and I don't know how much longer people will be willing to pay this much when there are other cities like Raleigh and Charlotte around.

as  new home builder I can tell you that in many markets existing props are far cheaper to buy than trying to build from the ground up and of course you have far less drag on the money. so your location where you want to invest will dictate..
