In essence the difference is in the product being sold.  

Recently several people I know in the real estate arena are looking for additional cash flow opportunities and one area is in the area of e-commerce - there are several real estate gurus out there who are now pitching automated online stores.The premise - pay an up front fee of between $25,000 to $40,000 for their team to help you - set up your company, establish a credit card to buy product, build your online store and presence, research products, place them and market them on your store, sell them before you buy them, then using your credit and credit card, they buy them and fulfill the order to the customer. 

They have a product taylored for long term holds of short term rentals.

They make terrible, uneducated decisions that hurt the producers and favor the consumers.

I am reaching out to other lenders to see if they have products that might help.

Generally speaking our property smells clean between guests, just due to cleaning product.

@Naomi MooreBuy one strong rental property that doesn't need much work, and make sure you buy in a good area that will produce good tenants.

My younger self would be driving Amazon by day at $25/hour and taking online accelerated courses for business administration BA and MBA, and get certifications in project management like SAFe Advanced Scrum Master or Certified Scrum Product Owner. 

@Jeff Cua I've read a few and my far and away favorite is Nolo's book on taxes: https://store.nolo.com/product...It's a bit like a textbook but it's comprehensive and loaded with great, up-to-date information (and the tax law is in flux so up-to-date really matters)

To framework what I will be saying here yes, I am a top producer in both my brokerage and market which is a major market.
