Why do you need to contact her or spend money paying someone else to contact her?

I don't spend much time 'driving for dollars', as I have found that I don't stay focused.

Next you'd have to spend time and potentially money on educating yourself in a niche of your choice prior to investing.

That will not get you far on a four family as one tenant moves out your spending that on paint, carpet and cleanup etc. 

My goal is to obtain $70,000 in passive income with a long term buy and hold strategy withing the next 10 years.I want to achieve this so that I can comfortably travel the world and gain life experiences, spend more time with friends and family, and pursue any other goals or interests without having to rely on a full time job.

I'll tell you what though, I'm really content with my decision and am happily spending my time saving more money and learning more about real estate.
