If we decide to sell after a few years in the event that the landlord situation does not go well, I am apprehensive about the capital gains tax (since I am unlikely to want to do a 1031 conversion to another investment property).

I cant say for sure since I dot know your score, your income and your total debt. if for some reason you dont qualify for conventional financing then seek out private money.

Hello all- new here to posting on the forum but have been following and reading up the past few months and had a quick clarification question on private money loans and refinancing with BRRRR.I would just like to make sure I am thinking about this situation correctly.Let's say I were to buy a duplex for $80,000 that needed $20,000 in rehab that would put the ARV around $120,000 and was able to obtain a private money loan for the $100,000 at 10% interest could I then rent out one side of the duplex, move into the other side and refinance after a 12 month seasoning period?

These records provide you a lot of info, and do not require the management company to give you opinions about the tenant that for legal reasons they would not want to give you.One last thing, they are a private company that, as far as I know, has no legal obligation to provide you with any info at all.
